Levies, Insurance and Rates
- All owners pay the same levy irrespective of the size of their built unit, and has exclusive use of common property which is limited to 17.5 x 17.5 metres.
- Group insurance premiums depend on the floor space of the unit and cover only the structure.
- Approximately 90% of the two-level chalets are thatched, but owners have the option of converting their roofs to Harvey Tile or Thatch Tile, both of which carry a considerably lower insurance premium.
- What owners may build or rebuild is regulated by a Building Code which preserves Utopia’s unique and largely uniform aesthetic.
- Owners also pay Rustenburg Municipality a modest monthly rates and taxes bill.
- Clearance and Deeds registration are also required by the law.
